Several owners of Zhongjiao Blue Bay Community in Nansha District, Guangzhou have reported that the negative second-floor mechanical parking lot in the community has not been delivered for use since its handover in 2019. The most negative second-floor parking lot is designated for mechanical parking space. The total number of underground parking spaces planned for the community is 2973. There are 2011 mechanical parking spaces, accounting for 67% of the total parking spaces. Some of these mechanical parking spaces have a length limit of 4.4 meters and a weight limit of 1.3 tons. This design makes it impossible for normal vehicles to park in.
The developer is willing to demolish and convert these more than 2000 mechanical parking equipment into big parking spaces. It brings question that the number of parking spaces after demolition does not meet the pre-promised parking ratio to the owners.
The disconnect between architectural planning and mechanical parking space design has led to parking difficulties.
The relevant laws have clear regulations on the allocation of parking spaces. It acquires 1.2 parking spaces for every 100 square meters. So If the mechanical parking space is dismantled, it will not meet the standard. The developers may also face penalties.
According to the newly revised “Regulations on the Allocation of Parking Spaces for Construction Projects in Guangzhou in 2023”, new buildings are required to set up parking spaces by the technical indicators for allocation. Therefore, behind this special story lies the developer’s shortsightedness.
